In 2018, Access | Partners in Property delivered one of its most significant community housing projects at 530 Great North Road in Grey Lynn, working under Spencer Henshaw for Housing New Zealand.

This large-scale refurbishment and recladding programme involved 29 housing units and was carefully staged to minimise disruption while maintaining quality and compliance at every phase.

The project was led by Pieter Botha, now Operations Manager at Gunac | Waterproofing Specialists. With a structured, methodical approach, Pieter and the team completed the works in stages, refurbishing groups of units at a time to ensure efficiency, safety, and consistent workmanship.

Scope of Works

The project involved a comprehensive external and internal upgrade to bring the buildings up to modern performance and compliance standards. Key works included:

  • Removal of existing cladding, windows, and roofing

  • Installation of new framing in accordance with NZS 3604

  • Replacement of cladding with James Hardie Linea™ Weatherboard and Exotec façade systems

  • Installation of new flashings, aluminium windows, and doors

  • Upgrading the building’s fire protection systems to meet current regulations

  • Replacement of roof flashings and fixings

  • Drainage upgrades to improve long-term performance

  • Waterproofing of the concrete base

  • Replacement of external concrete paving

  • Full external repaint and internal painting in affected areas

The integration of Linea Weatherboard and Exotec not only enhanced the durability and weathertightness of the buildings but also delivered a modern, cohesive aesthetic suitable for long-term community housing.

Project Outcome

Spanning 15 months, this complex refurbishment required strong project management, staged delivery, and close coordination between trades.

The result is a significantly improved housing development that is safer, warmer, and built to current New Zealand standards.
