One of the first Ministry of Education Major Works projects delivered by Access | Partners in Property was the full warm roof installation to the L Block at Howick College.
Project Overview
The existing flat roof had developed ongoing leaks and noticeable deflection in several areas. In addition to the weather-tightness issues, the roof’s accessible design attracted students, who were using the surface for skating. This created a significant Health and Safety risk for both students and the school.
Due to the structural concerns, maintenance issues, and safety risks, a complete roof replacement was required.
Scope of Works
This Major Works contract involved:
Full demolition of the existing roof and roof lights
Safe removal of asbestos
Installation of new structural timber joists
Construction and installation of a new warm roof system to the L Block
Replacement of interior and exterior corridor linings
Roof wash and preparation
Line marking and internal and external painting to all affected areas
Replacement of downpipes and gutters
The installation of a warm roof system significantly improved insulation performance, structural integrity, and long-term durability, while also eliminating the safety risks associated with the previous design.
