The Orewa Citizens Advice Bureau office refurbishment delivered a complete transformation of an outdated and congested workspace into a bright, welcoming, and highly functional environment for both staff and visitors.

Completed by the Projects Division of Access | Partners in Property, the eight-week programme involved a full interior demolition and new fit-out in accordance with architectural drawings, council consent requirements, and structural engineering specifications.

Project Scope and Compliance

The refurbishment required careful coordination across multiple trades and compliance processes, including:

  • Council consent sign-off

  • Structural framing inspections

  • Installation of a glulam beam under structural engineer supervision

With an experienced in-house carpentry team supported by specialised subcontractors, the project was delivered efficiently while maintaining strict safety and quality standards.

Key Works Completed

The scope of works included:

  • Full demolition of the existing office layout

  • Installation of new wall linings, plastering, and painting throughout

  • Installation of a Potter’s aluminium glazing suite with privacy film

  • Installation of bi-folding timber veneer doors to enhance flexibility and natural light

  • Installation of solid-core timber veneer doors throughout

  • Supply and installation of Inzide carpet tiles, designed to withstand high public foot traffic

  • Installation of five new HVAC units

  • New cabinetry fit-out

  • Installation of a new aluminium shopfront

 

The bi-folding veneer doors significantly improved space usability, allowing rooms to be opened or closed as required. Timber veneer doors were selected for their durability and sustainability benefits, as they are less prone to splitting and cracking than solid timber alternatives.

Improved Functionality and Ambience

Lighting design played a key role in achieving the desired outcome. The upgraded lighting system, combined with enhanced glazing and spatial reconfiguration, created a lively and professional atmosphere aligned with the organisation’s community-focused purpose.

The addition of modern HVAC systems ensures year-round comfort, while the robust flooring and glazing solutions provide durability suitable for a high-traffic public office environment.

Project Outcome

The completed refurbishment represents a significant upgrade to the facility. What was once a dim and constrained space is now a modern, compliant, and highly functional office designed to better serve the community.
